[Solved] Cannot remember the book title-- please help

I cannot remember the title of the book.
Comtemporary romance:
The hero (whom I think is a contractor or some sort of builder) is taking his elderly friend to the doctor, where the heroine is working, she is a nurse. He has always had a crush on her. The hero is very quiet and has never had the courage to talk to the heroine. The hero accidentally pushes or something like that and hurts the heroine, which results in a broken hand.
The hero feels so guilty, he goes to her house to help her with some few things at home
The heroine lives by herself and has a downstairs neighbors, which is a 10-12 year old boy and his father, who is abusive to the son. The heroine takes care of the boy most of the times, feeds him, gives him money and listens out for him, if the father gets to rough. The hero starts building some sort of railing (not sure), something made out of wood. which leads to hero and heroine starts dating/having sex, but the hero does not feel that he is good enough for her, because I think he beat somebody up when he was younger(could have been his father). So he stops dating her, but freaks when he see a for sale sign at her house
